A mixed-use new-build development on Wharf Road in Hackney includes 327 one, two, three and four bedroom apartments; of which 232 are for private purchase and 95 for shared ownership, 10% of the residential units are suitable for wheelchair use. The development is arranged in 4 blocks ranging from 7 to 10 storeys, with rooftop play areas and terraces, plus 5,300m2 of commercial space.
As a regeneration scheme on a brownfield site, the location of the development lays within a conservation area and has significantly improved the street scene as well as enhancing the peaceful aspect of this section of the Regent’s Canal. The apartments were designed to Code Level 4 and the commercial space was designed to BREEAM Excellent.
Our challenge was to optimise planning consent by other architects and rationalising MEP and Structural design. We used BIM technology to develop a multi-disciplinary model to improve spatial co-ordination, reduce clashes, improve the viability and help shorten construction time; also decreasing costly deliveries and site waste. We also focussed on developing the external envelope design for several cladding types and to meet stringent air permeability targets.
The project was completed in 2016 and all apartments have now been sold and rented, and the commercial space is fully occupied.
