We were appointed by Homes for Lambeth to develop new homes on vacant and underutilized sites across the borough part of their small sites programme. The Orsett Street site is one of two infill schemes within the Vauxhall Gardens Estate.

Our proposals for the site would involve the clearance of the existing construction compound and the erection of a new residential building which would act as a contemporary interpretation of the surrounding mansion blocks that define the character of the existing estate.The proposed block would  re-establish the historical street frontages to Vauxhall Street and Orsett Street and cluster around an existing mature garden. The proposed block would be organised as two storied maisonettes with gallery accessed apartments above.

The arrangement of  “back to back” maisonettes at lower levels will allow each home has its own front door and patio garden overlooking the street, the shared garden or the courtyard, giving activity to the street, providing a sense of neighbourliness and natural surveillance to the surrounding area.

Upper level homes would be accessed via a series of light and spacious access galleries which will overlook the shared garden. Each apartment will have a traditional hardwood front door and side window bringing natural light into the hallway and giving an enhanced sense of home. Many of the apartments will have kitchen windows facing onto the gallery, creating and well overlooked space that has an element of natural surveillance

The proposed block’s street facing elevations will be modulated by a series of bay loggias whcih will add a vertical orientation and depth to the street facing elevations.The project achieved planning permison in October 2022.
