In 2018 FBM Architects developed a proposal for the regeneration of a 1.85-hectare lakeside site, comprising Phase 2 of the wider seven-phase South Thamesmead regeneration programme, for Peabody and Bellway Homes. The scheme comprised a mixed-tenure residential-led development distributed across six cores delivering a total of 330 new homes alongside 1,250m² of commercial space and 92 car parking spaces.

The design evolved from an initial concept, responding to site-specific constraints—most notably flood risk affecting ground floor levels—while maximising land value and residential quality in line with the client’s brief. A key ambition of the proposal was to reconnect the site with its wider context, introducing new pedestrian and cycle links to Ridgeway Walk and activating the waterfront through a new boat club with docking facilities.

A strong landscape-led approach underpinned the masterplan, featuring a public lakeside promenade, podium gardens, communal and private amenity spaces, play areas, and a sequence of terraces and seating areas overlooking the water. These elements were designed to enhance public access, improve biodiversity, and create a legible and welcoming public realm.

The residential accommodation offered a diverse tenure and unit mix, ranging from 1-bedroom 2-person apartments to 4-bedroom 7-person family houses. The scheme prioritised high-quality living environments, with no north-facing single-aspect dwellings, 75% of homes designed as dual-aspect, and 83% benefiting from lake views. All units were provided with private amenity space in the form of balconies, terraces, or gardens.

Overall, the proposal sought to balance commercial viability with placemaking, environmental responsiveness, and residential quality, establishing a vibrant, well-connected lakeside neighborhood.
