Our challenge was to ensure the plot could realise value for our client. By creating a raised area at the rear of the site it improved daylighting within the Network Rail access zone. We moved the footprint of the proposed building to the back edge of the pavement, behind a small curtilage strip, and created integrated bin and cycle storage, accessed from the street. Officers demanded a high level of detail on planning drawings to provide assurance that our proposals would address their concerns; we worked closely with acoustic and daylighting consultants to demonstrate that recessed balconies along the main frontage would resolve acoustic concerns whilst also meeting internal daylighting standards. Obscured glazed panels are used to the balconies to the rear, to address the issue of overlooking. Through intelligent design and careful detailing, we were able to unlock the site and secure planning consent for nine new homes.
