We have been appointed by Homes for Lambeth, Lambeth Council’s House Building Company, to develop new homes on vacant and underutilized sites across the borough. We have recently submitted a planning application for new homes and a community centre on two sites within the Vauxhall Gardens Estate.
Our proposals for the Carmelita Centre involve the demolition of the existing building and the construction of a new building ranging between five and eight storeys in height, fronting onto Vauxhall Walk and Jonathan Street. The new building will provide 29 new homes and a new community centre at ground floor level. The development is being financed through the construction of apartments for private sale on the nearby Orsett Street site, also designed by FBM.
The new homes are arranged within a mansion block, most apartments are dual aspect and benefit from generous openings maximizing natural light and ventilation. Each home benefits from either a loggia or recessed balcony which is connected to the internal living area – creating an outdoor living space.
As well as providing high quality new homes, the development seeks to make a positive contribution to the surrounding Vauxhall Gardens Estate. A community space is located on the ground floor, with prominent frontages. The centre offers a variety of spaces to cater for a wide range of events and functions including new workspaces for local SME’s, meeting and conference facilities and a community hall for health, wellbeing and skills training. The existing community garden will be significantly enhanced and improved.
The massing, appearance and detail design of the new building has been carefully tested to offer a contemporary but contextual response to the surrounding townscape.
Our proposals were submitted to Lambeth Council’s Planning Department in August 2020.
